Hales Property Management has a superstar on staff and his name is Steven Walter. I say that with full conviction and I am happy to have the opportunity to write this review to let all know. I have been in my condo for three years and Steve has been our property manager. Right from the beginning he has returned calls, emails and been very responsive to all my questions and concerns. One of his greatest strengths is his diplomacy when dealing with all condo folks, and that he takes seriously all that is asked of him by our association. He is friendly, efficient and quick to respond. He always has an answer, advice or a contact on how to handle all types of situations. I feel lucky that our condo has him as our property manager.

Wow. I'm really really impressed. I'm a resident at a small condo building in Wicker Park. In the past, my experience with management companies has been dubious at best - in many cases, just trying to get a phone call returned in a few days is an accomplishment, much less getting the service you need when you need it. But Hales just blew me away. This morning I reported that I'd done a really stupid thing -- dropped my keys down the elevator shaft. Of course that meant no car, no house keys, no work keys, etc. I figured I was out of luck or that it would take days and/or a huge fee to retrieve them. To the contrary, not only did Steve at Hales get back to me within half an hour, he arranged to have the elevator repair person come by mid-afternoon, kept me informed all day, and didn't impose any charge. Hales generally does an impressive job of maintaining the building and being responsive to repair or other problems, but this is above and beyond.

Our six-unit condo association started brought Hales on board a couple of years ago to manage the building. They've been consistently responsive and easy to work with, and do what needs to be done to resolve issues. (In one extreme situation, this meant our property manager clearing ice from around our dumpster after our service provider failed to do so.)
I very much appreciate the online accounting and document management system they provide -- it makes everything that's being done transparent.
Our current manager, Orry Dickard, has been particularly helpful and proactive about getting quotes for services and staying on top of what needs to be done in the building.
