Which Chicago neighborhoods are going to have the best real estate season this year? Andersonville, Garfield Ridge, Humboldt Park, and the West Loop made our list of hottest Chicago neighborhoods last year, and we were naturally curious to see what the experts said would be the hottest neighborhoods of 2017.
Real estate listing giants Zillow and Redfin recently announced their expectations. Here’s who made the list:
Zillow recently announced its list of the Hottest Chicago Neighborhoods of 2017, and the majority of winners are on the West and South sides of the city. The North and Northwest sides have had their heyday for several decades, so it’s interesting to see other parts of the city finally catching up.
- South Deering – with 7 percent forecasted home value growth
- Hermosa – with 6.4 percent forecasted home value growth
- Chicago Lawn – with 6 percent forecasted home value growth
- Near West Side – with 5.73 percent forecasted home value growth
- Marquette Park – with 5.72 percent forecasted home value growth
Meanwhile, Zillow’s main competitor, Redfin, has named the following as the hottest expected Chicago neighborhoods for 2017:
- Downtown Oak Lawn
- Woodlawn
- Belmont Gardens
Here are some extra comments from Redfin real estate agent Heather Hartung about another promising neighborhood, which didn’t crack the top 3:
“Oak Lawn is in close proximity to the city of Chicago, and homebuyers here can get more land, more space and a suburban feel for a lower price. Right now, we’re seeing a lot of nicely renovated homes that are appealing to buyers who were otherwise looking in places like Palos Park and Palos Heights, or in Beverly. You also have easy commuting with a Metra stop to get to the Loop and two major employment hubs – the Medical Center and St. Xavier University in Oak Lawn itself. Quite a few buyers have recently gotten jobs in the area, like what they see and have decided to settle down here.”
