The position of the property manager rarely receives the credit it deserves. The property manager exists as the main point of contact between the management board (where all the big financial and policy decisions are made), contractors, and the tenants. In short, he is the key player in all property management services.
The property manager has to both supply the management board with the necessary information required to make sound decisions, and put these decisions into action once they have been made. In the meantime, there are dozens of smaller scale issues that the property manager needs to address by making a judgement call.
The ideal property manager has a proactive approach that does not wait for a problem to arise, but seeks to preempt potential problems in order to keep everything in the building running as smoothly as possible.
